Phase 2 is completed after the structure has been “dried in” but immediately before insulation and drywall have been installed (we need to see open studs). Many builders will have a walkthrough with you at this stage of construction – our inspection should occur around the same time as your walkthrough with the builder.
Among other items related to the structure, we inspect the foundation, building envelope (e.g., tie-downs properly secured), roof sheathing/covering, interior partitions (e.g., gaps in framing), the location of room walls and closets (if plans have been provided), etc.
In regards to mechanical items inspected, we check any plumbing, HVAC, electrical and/or gas components installed to that point (e.g., lights incorrect position, outlets/sockets mounted securely, HVAC condensation and plumbing lines with proper slope, HVAC ductwork installed properly, gas lines mounted securely, etc.).
