Mold is a type of fungus that flourishes in moist environments and reproduces by means of airborne spores. There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems. It can also cause structural damage to your house. Places that are exposed to high amounts of moisture (like a bathroom or kitchen) are prime breeding grounds for mold and spores.
While most types of mold aren’t toxic, they can still cause health problems if they aren’t taken care of. Ensure your home is free from toxic mold by having a professional inspector inspect your property for you.
A water quality test is performed by an inspector who looks for contaminants in the water supply. While public water systems must test and treat their water before distributing it, these tests only cover water that hasn’t left the treatment plant.
Before your water enters your home’s supply line, it travels through miles of pipes. Some of these pipes might be in poor condition or they could contain lead. The inspector checks for pH levels, fluoride levels (which may be too high), mineral contaminants (including iron, arsenic, and lead), and heavy metals (such as copper and lead).
Lead paint is no longer widely used in America, but older homes may still have used it, which can break down and cause lead poisoning and toxicity in both adults and children. If you are interested in purchasing a home that was built before the 1970’s and you have reason to believe lead paint may be present, lead paint testing is an essential home inspection step.
